TAX QWEST ESTIMATOR

TAX QWEST ESTIMATOR is the City of Quinte West's newest interactive municipal service which will assist residents in interpreting the new Municipal Property Assessment Corporation's (MPAC) recent re-assesment notifications that are applicable for all properties in Ontario. The MPAC assessment notice will provide you information on your property's assessed value for the next 4 years (2009, 2010, 2011, 2012). The City of Quinte West will use this new assessment information to calculate your Property Tax bills for the next 4 years.

It is important to note that your percentage increase in assessment does not necessarily mean that your tax bills will increase by the same percentage.

The Tax Qwest Estimator is to be used only in relation to the proposed MPAC re-assessment notices . To calculate your current municipal property tax you would still use the City's original Tax Qwest Calculator application.

General Notes Regarding “TAX QWEST ESTIMATOR”

1.   Please note that TAX QWEST ESTIMATORis a property tax estimator for demonstration purposes only and does not include any additional charges or credits that may be applicable to the subject property (for example, local charges – street lighting).

2.   Any questions regarding your Current Value Assessment or your Reassessment Notification should be directed to the Municipal Property Assessment Corporation (MPAC) at 1-877-474-1224.

3.  If you do not know what the tax class is for your property, please contact the City of Quinte West at 613-392-2841 and ask for the Tax Department.

4.  The TAX QWEST ESTIMATOR is to be used only in relation to the MPAC reassessment notices.  To calculate your current Municipal tax, you would still use the City's original TAX QWEST Calculator application.

5.   The MPAC reassessment does not generate more tax revenue for the City as the reassessment only redistibutes the taxation burden.

TAX QWEST ESTIMATOR Disclaimer

The TAX QWEST ESTIMATOR is to be used by property owners to help them determine the potential impact of the reassessment on their yearly tax bill.  The amounts shown on TAX QWEST ESTIMATOR are estimates only and they are based on a number of assumptions and should in no way be construed as the actual amount of tax that will be paid by the property owner in the years ahead.  Various market forces and Council decisions could alter the amounts presented.

Final tax amounts are mailed out annually in early July and may vary from the amounts illustrated in TAX QWEST ESTIMATOR.

Due to the various tax rates in Quinte West, the complexity of tax calculations, tax policy and provincial legislation, TAX QWEST ESTIMATOR does not include any:

1.  Potential shifts in assessment between classes or wards
2.  Growth in assessment over the next four years
3.  Policy changes that council might make over the next 4 years
4.  Capping as legislated by the Province.
5.  Local Improvements and associated administrative fees
6.  Special area rated services
7.  Various tax rebate programs
8.  Adjustments to taxes such as ARB’s, 357’s, Minutes of Settlements, Supplementary     Taxes, etc.
